Did you know that Zillow is almost always wrong? 

Do you know that the CEO of Zillow sold his home for nearly 40% less than what Zillow said it was worth

Why is Zillow wrong you might ask? Zillow uses algorithms to determine what a home is worth. They don't have a team of people looking at comparable sales and examining homes. Their computers look at public records and distances between homes and apply a price based on certain factors. Is your house updated but a nearby sale wasn't? You won't get credit for that. Have a pool and the sale up the street didn't? You won't get an increase in value for that either. Zillow is closer in tract home developments, where every third home is the same model. 

How could we possibly sell a home 43% more than what Zillow predicted the value to be? A number of reasons - and I'll highlight a few below. 

Case Study

7 Paniolo, Ladera Ranch (Covenant Hills)

The home was part of a tract community built in 2014 by Warmington Homes. The development was unique for the neighborhood in that all of the homes are single story and surround an interior courtyard. A second story containing a bedroom and/or bonus room was accessed by the courtyard, but was not accessible from the main living space. This particular home was extremely well decorated and highly upgraded. The owners had also created an incredible blend of outdoor and interior living spaces with an oversized pool and cabana area. The lot featured views looking over Ladera Ranch and San Juan Capistrano.

Zillow Zestimate:  $1,900,000 (at time of listing)  
List Price:  $2,749,000
Sales Price:  $2,725,000
Difference:  $825,000 (43%)


Challenge: Because the home featured an oversized lot, great views, an incredible backyard and upgrades throughout, our clients wanted a premium over the surrounding homes. A similar home without a view had sold recently for $1,900,000. How do we set a new record and obtain a huge price for our clients?
